Welcome to the official website of the accommodation facility Vila Panuka. By using this site, sending an inquiry, making a reservation or using the accommodation services, you confirm that you have read, understood and accepted these General Terms and Conditions of Use and Reservations.

These terms and conditions govern the use of the site, the reservation procedure, the rights and obligations of guests, the rules of stay, the terms of payment, cancellation and other issues relevant to the use of accommodation services at the Vila Panuka facility.

Vila Panuka provides accommodation services in accordance with the applicable regulations of the Republic of Serbia and the internal rules of the facility.

2. Use of the site

The Vila Panuka site is intended to inform users about accommodation capacities, availability, prices, conditions of stay, location, contact details and booking options.

The user undertakes to use the site exclusively for lawful purposes and in a manner that does not jeopardize the functioning of the site, data security, the rights of other users or the business of the facility.

Vila Panuka reserves the right to change the content of the site, offer, photos, prices, booking conditions and other information at any time, while striving to ensure that all published information is accurate, up-to-date and clearly displayed.

3. Reservations

Accommodation reservations can be made via the site, by phone, e-mail, via the contact form or via official partner booking platforms.

A reservation is considered confirmed only after the guest receives a reservation confirmation from the Vila Panuka facility, via e-mail, phone, SMS/Viber/WhatsApp message or other written form of communication.

When making a reservation, the guest is obliged to provide accurate information, including name and surname, contact phone number, e-mail address, date of arrival and departure, number of persons and any special notes that are important for the stay.

Vila Panuka reserves the right to refuse or cancel the reservation if the information is incomplete, incorrect, if there is a suspicion of misuse of the reservation system or if the guest does not comply with the reservation conditions.

4. Prices and payment

All prices shown on the website are expressed in [RSD/EUR], unless otherwise indicated. Prices may vary depending on the date, length of stay, number of persons, type of accommodation unit, seasonal demand, special offers and additional services.

Additional fees may be included in the price or separately stated, such as tourist tax, additional cleaning, extra bed, late check-out, transfer service or other additional services, if offered by the facility.

Payment methods can be:
cash, payment to account, payment card or other payment method that Vila Panuka accepts and confirms to the guest.

Vila Panuka may require an advance payment, deposit or guarantee of the reservation. If the guest does not make the payment within the agreed period, the property reserves the right to consider the reservation invalid.

5. Cancellation and modification of the reservation

The guest may cancel or modify the reservation in accordance with the conditions stated in the reservation confirmation.

Unless otherwise agreed, it is recommended that the guest cancel or modify the reservation in writing, via e-mail or message, so that both parties have clear evidence of the change.

In the event of timely cancellation, the advance payment or deposit may be refunded in accordance with the agreed reservation conditions. In the event of late cancellation, no-show or early departure, Vila Panuka reserves the right to charge part or the entire amount of the reservation, in accordance with the previously announced conditions.

In the event of circumstances beyond the control of the property, such as force majeure, technical failures, emergencies, prohibitions by competent authorities or other justified reasons, Vila Panuka reserves the right to propose a change of date, alternative accommodation or refund of the amount paid, in accordance with the specific situation.

6. Check-in and check-out of guests

The standard check-in time for accommodation is from [insert time, e.g. 2:00 PM], and the check-out time is until [insert time, e.g. 10:00 AM], unless otherwise agreed.

Early check-in and late check-out are possible only with prior agreement with the property and depend on the availability of the accommodation unit. An additional fee may be charged for late check-out.

Upon check-in, the guest is required to submit a valid personal document to record the stay in accordance with the regulations of the Republic of Serbia.

7. Guest obligations

The guest is required to use the accommodation unit, common areas, equipment and inventory carefully and responsibly during the stay.

The guest is obliged to respect the house rules, the peace of other guests, safety rules, rules for using the parking lot, internet, yard, terrace and other facilities of the facility.

It is not allowed to make noise, organize celebrations, parties or gatherings without prior permission of the facility. The number of people in the accommodation unit must not exceed the number of registered guests, except with

prior consent of the property.

The guest is responsible for any damage caused by himself, his companions or visitors to the property. Vila Panuka reserves the right to charge the resulting damage in the real amount of repair, replacement or additional cleaning.

8. House rules

The guest is obliged to comply with the house rules of the Vila Panuka facility.

The quiet period lasts from [enter time, e.g. 22:00] to [enter time, e.g. 08:00], unless otherwise stated.

Smoking is allowed only in places designated for this purpose, if the facility has them. In accommodation units where smoking is prohibited, the guest is obliged to respect this rule.

Pets are allowed only if previously agreed and confirmed by the facility. Vila Panuka reserves the right to refuse the stay of pets if they were not registered at the time of booking.

9. Security and personal belongings

The guest is obliged to take care of his/her personal belongings, money, documents, electronic devices and other valuables.

Vila Panuka is not responsible for the loss, disappearance or damage of the guest's personal belongings, except in cases where the liability of the facility is expressly determined by applicable regulations.

When leaving the accommodation unit, the guest is obliged to close the windows, turn off electrical devices that do not need to be turned on, turn off the lights, lock the doors and take the usual precautions.

10. Photos and description of the accommodation

The photos of the accommodation on the website serve to present the appearance of the facility, the environment and accommodation units. Vila Panuka strives to ensure that the photos and descriptions are as true to the actual condition as possible.

Minor deviations in the arrangement of furniture, decoration, equipment or the appearance of certain details are possible due to regular maintenance, renovation, improvement of the space or technical reasons.

11. Internet and technical equipment

If guests are provided with access to the Wi-Fi network, the guest undertakes to use the internet legally and responsibly. It is prohibited to use the internet connection for illegal activities, breach system security, download illegal content or activities that may endanger other users.

Vila Panuka does not guarantee uninterrupted internet operation in the event of technical malfunctions, service provider outages, weather conditions or other circumstances beyond the control of the facility.

12. Complaints

If a guest has a complaint about the accommodation, service or stay, he/she is obliged to inform the facility staff as soon as possible, so that the problem can be resolved during the stay.

Complaints can be submitted verbally at the reception or to the contact person, as well as in writing to the e-mail address: [enter e-mail].

Vila Panuka will consider each complaint carefully, professionally and in accordance with the applicable regulations of the Republic of Serbia.

13. Protection of personal data

Vila Panuka processes guest data exclusively for the purpose of communication, reservations, recording of stay, providing accommodation services, fulfilling legal obligations and improving the quality of service.

The data is not used for purposes unrelated to the provision of accommodation services, unless the guest gives special consent or if there is a legal basis.

14. Limitation of liability

Vila Panuka strives to provide all guests with a pleasant, orderly and safe stay. The facility is not responsible for circumstances beyond its reasonable control, including interruptions in the supply of electricity, water, internet, weather conditions, work by third parties, decisions of competent authorities or other extraordinary events.

Vila Panuka is not responsible for damage caused by failure to comply with house rules, guest negligence, improper use of equipment or acting contrary to staff instructions.

15. Intellectual property

The content of the Vila Panuka website, including texts, photographs, design, logo, graphic elements and other materials, is protected in accordance with applicable regulations.
